How the Process Works
Average timeline: 4-6 months
Property Selection (Istanbul)
We prepare a curated shortlist matching your budget and the program rules before you arrive, then organise viewings so you can decide.
Reservation & Power of Attorney
Sign the reservation contract and a notarised power of attorney (to our broker for the deal/TAPU and to the lawyer for citizenship). The POA can be issued at a Turkish consulate abroad.
Payment by Bank Transfer
Pay by official bank transfer from your account to the developer/seller, fully compliant with Turkish banking and AML rules.
Title Deed (TAPU)
The Land Registry sets a transfer date and issues the TAPU, which records the official cadastral value.
Certificate of Conformity (Uygunluk Belgesi)
The state confirms the property meets the program and its cadastral value exceeds USD 400,000. This certificate is the main legal basis for the citizenship application.
Investment Residence & Biometrics
The lawyer files for the investment residence permit. You must attend in person to give fingerprints/biometrics.
Citizenship Application & Passports
The application is reviewed in 4-6 months. On approval, the investor, spouse, and minor children receive Turkish ID cards and passports.

Eligibility Requirements
Qualifying Investment
Residential or commercial real estate with a TAPU cadastral value of USD 400,000+. The official cadastral value counts — not the market price.
Hold for 3 Years
The property cannot be sold for 3 years. After that it can be freely resold and citizenship remains for life.
Documented Source of Funds
Payment must be made by official bank transfer from the buyer's account, with documented legitimate source of funds.
Clean Criminal Record
Police clearance certificates for all adult applicants.
Valid Passports & Documents
Valid passports for all applicants; spouse must also file for an investment residence permit during the process.
20-year tax holiday on foreign income for new residents
Citizenship alone does not create tax residency. Turkey has approved a 20-year exemption on foreign-sourced income for individuals who become Turkish tax residents and were not tax-resident in Turkey during the previous 3 years. Turkish-source income remains taxable.
New 2026 rule, subject to official publication and implementation. For general guidance only — consult a tax advisor for your situation.

It is the official cadastral value recorded in the TAPU (title deed) — not the market price. Many coastal properties have a cadastral value below their market price, so we verify eligibility before you commit.
Istanbul has a large supply of properties whose official TAPU cadastral value reliably meets the $400K threshold, plus strong liquidity, choice of new developments, and resale demand. In many resort regions the cadastral value sits well below the market price and the property may not qualify.
With proper organisation, as little as 2-4 days in total. If the power of attorney is arranged in advance at a Turkish consulate, you may only need to come for biometrics and the citizenship application.
Yes. The property must be held for 3 years; after that you can freely resell it and your citizenship remains for life.
Yes. Turkey holds an E-2 treaty with the USA, so Turkish citizens can apply for the E-2 investor visa to live and operate a business in the United States.
